The pitches

Wood Partners — a walkable, mixed-density improvement with a “neighborhood street system” in lieu of a grid format. A retail node with giant out of doors patios and parks, a resort abutting the river, and a plaza beneath the water tower.

Capstone Partners — a complement to the present downtown with mixed-use areas, public recreation, retail, and a mixture of houses and rental models. The streets could be in a grid oriented towards the river. There could be a pedestrian bridge between downtown and the water tower, and the pitch had a longtime anchor tenant — Son of Man, a cidery based mostly within the Columbia River Gorge.

COURTESY IMAGE: ETHOS DEVELOPMENT - The proposals for The Confluence include incorporating the existing water tower. Ethos Development — an attractive house for residents whereas drawing guests. They would align new streets with the historic downtown to have pedestrian-friendly areas with townhomes, storefronts and open house; a public plaza centered on the water tower; and create a “River Walk” with higher entry to the long run path.

Quay North — a vibrant waterfront with mixed-use improvement. The plan requires eating places, retail, private well being and wellness, a boutique resort, and neighborhood areas like artist workshops and galleries or occasion venues.
